Building Next-Generation Multifamily Housing

Ori partners with developers and investors to build new ground-up communities that maximize livability and efficiency.
What We Create

Build Smarter, Higher-Performing Multifamily

Ori developments deliver superior returns through efficient design, smarter density, and expandable units that maximize value for every square foot.

Our robotic systems—Cloud Bed, Pocket Closet, and Pocket Wall—enable smaller spaces to live larger, driving renter demand and stronger project economics.

We help partners increase yield on cost, unlock constrained sites, and achieve increased risk-adjusted returns.
Ori's expanded set of unit typologies opens up new site possibilities

Better for Renters

Well-located studios with premium finishes that expand at the touch of a button — delivering elevated living at attainable rents.

Better for Owners & Developers

Higher rent per SF, increased yield on cost, and stronger risk-adjusted returns.

Better for Cities & Communities

Attainable workforce housing that addresses local shortages.
Why We Do It

Reimagining Multifamily Design

The housing shortage isn’t just about cost — it’s about design. Ori reimagines multifamily with efficient floorplates and expandable units that make infill parcels feasible, increase density within zoning limits, and deliver smaller yet more livable apartments with higher returns.
Site Constraints:
Lots that are too narrow, shallow, or oddly shaped to pencil with conventional units.
Zoning Constraints:
Rules around density, daylight planes, or affordability that would otherwise block projects.
Infrastructure & Envelope Constraint:
Sites where setbacks, excavation, or structural spans make development unworkable or too costly.

Smarter Unit Typologies for a New Era of Multifamily

Ori’s flexible apartments expand and adapt to residents’ needs — maximizing livability and performance:

The Result:
Elevated Living with Stronger Returns

Ori’s ground-up buildings combine aspirational design with disciplined financial performance, delivering elevated living that meets the needs of residents while outperforming the market on a risk-adjusted basis.

Ori ground-up projects deliver quality workforce housing that pencils.

The housing crisis isn’t just about supply or cost—it’s a toolkit problem. Traditional typologies, unit mixes, and status-quo math leave too many sites stranded, while renters face fewer options they can afford and enjoy. Ori rewrites the playbook: smaller, expandable unit types align with renter demand, increase density, and rebalance the housing equation so more ground-up projects pencil.
Better for Renters: Studios that live like 1-bedrooms and 1-bedrooms that live like 2—at attainable rents in well-located buildings.
Better for Developers: Profitable density via higher rent-per-SF and faster absorption, with construction efficiency from standardized, repeatable unit kits.
Better for Cities: More units on the same footprint, delivered by-right, supporting workforce housing and neighborhood vitality with lower embodied carbon.

Property Size

100–300+ key hotels, with rooms between 250–350 SF

Revenue Threshold

Hotel revenue < 2x comparable multifamily revenue

Zoning Status

As-of-right multifamily, or clear path to approval by closing

Legal Constraints

No long-term franchise or management encumbrances, or union CBAs

Constrained, overlooked sites represent a massive opportunity

Existing typologies are too limited—and thus limiting

Conventional ground-up programs rely on outdated typologies that require more space for limited function, inflating costs and narrowing the tenant base. In today’s market, that mix often fails underwriting and slows lease-up.

Ori Expandable typologies unlock new possibilities to evolve unit mix strategies

Ori’s smaller, Expandable typologies rethink square footage to better align with renter demand while allowing more sites to pencil. The result is higher rent per square foot for developers, lower overall monthly rents for residents, and a more balanced housing equation.

Ori turns overlooked sites into profitable projects

Ori’s new, differentiated typologies leverage all four dimensions to create value where it wouldn’t otherwise be possible.

FAQ

What is Ori?
Ori is a real estate company using robotics to make apartments feel bigger and rent for less.
How does Ori's technology work?
The technology behind Ori is magical but simple. A standard three-prong outlet, low-power motors, and a steel-framed counterweight system or guidance track are all it takes to create Expandable magic.

Ori systems can be controlled effortlessly via the Ori Square interface — no app or screen required. That said, there is also and app and voice control, so you can transform your space without lifting a finger.
Is Ori's technology safe?
Safety and user experience are at the core of everything we do at Ori. All Ori systems are UL962 approved and listed, which is the same standard used for all household furnishings, and the highest standard for consumer safety testing. Ori systems are also cycle-tested for a minimum of 15 years of use.

While magical, the technology behind Ori is well-tested, leveraging simple but effective mechanics that have been around for decades. Each system is equipped with safety-stop and anti-lift technology that ensure the system doesn’t move when it shouldn’t. Systems can also be locked using the Ori app, to prevent other unwanted movement.

If anything should go wrong, Ori’s US-based, internal support team can be reached anytime at service.oriliving.com.
Are Ori apartments furnished?
Ori apartments are what we call "semi-furnished." They come equipped with large essentials, such as a couch, bed frame, and mattress, but they are not fully furnished or serviced apartments.

Because high-quality, essential pieces of furniture are integrated into Expandable Apartments, residents save money on furniture and avoid the hassle of moving heavy items, but can still decorate spaces with the personal touches and add the finishing pieces that matter most, turning an Ori Apartment into a home
Is Ori an architect?
No, Ori is not an architect. However, the Ori team brings decades of experience in designing, developing, and constructing multi-family housing, from award-winning affordable housing projects to high-rise residences nationwide. Ori works closely with Architects of Record (AORs)  to ensure building plans effectively leverage Ori technology to maximize resident experience and development goals, while minimizing any installation burdens.

Using our comprehensive apartment database, we assist in crafting floorplates that make the most effective use of space, unlocking new possibilities and helping to  strategize the ideal unit mix and building shape that best suits your site.
Is Ori a developer?
While Ori does not act as the sole developer for any project, Ori may participate in the development process as a co-GP. The Ori team brings decades of experience in designing, developing, and constructing multi-family housing, from award-winning affordable housing projects to high-rise residences nationwide, and works closely with developers to ensure building plans effectively leverage Ori technology to maximize resident experience and development goals, while minimizing any installation burdens.

Is Ori a modular manufacturer?
No, Ori is not a modular housing manufacturer. Instead, Ori’s technology is designed to improve development yields regardless of construction methods. Ori systems are incorporated into building and unit design from the beginning, but installed directly on-site post COO. This flexibility means that Ori apartment designs can be customized to meet your construction and site-specific needs, ensuring a seamless fit with your development goals.
Can I buy Ori technology for my home?
Unfortunately, not today. Ori is a real estate company that leverages robotic technology to improve and promote housing development. We are not a furniture manufacturer. Consumers looking to live in with Ori can choose from one of thousands of Expandable Apartments across the US and Canada, with more coming every month!
Where does the Ori name come from?
Ori derives its name from origami, the Japanese art of folding paper to create beautiful and remarkable objects that take many kinds of forms with elegance and beauty.
